ALL OF THOSE real properties being situate in Prince George’s County, Maryland, and the improvements thereon (collectively, the “Property”), and being more particularly described as follows:

Lot numbered Two (2) in Block lettered A in a subdivision known as “PLAT ONE, WALKER MILL BUSINESS PARK” as per plat thereof recorded among the Land Records of Prince George’s County, Maryland in Plat Book NLP 141 at Plat 11.

Also being known and designated as Units 1826-A, 1826-B and 1826-C in the Rochelle Park Business Condominium as established by Condominium Declaration-Rochelle Park Business Condominium dated January 5, 2009 and recorded among the Land Records of Prince George’s County in Liber 30280, folio 592 and plats thereof recorded among the aforesaid Land Records in Plat Book PM 229, pages 45 and 46.

Together with an undivided percentage interest in the common elements, limited common elements, common expenses and common profits of the aforesaid Condominium, subject to the covenants, terms and provisions of the aforesaid Declaration and Plats.

SUMMARY TERMS OF SALE: The Trustees will begin by offering the Property for sale as three (3) separate pieces of real property (i.e., Unit 1826A, Unit 1826B and Unit 1826C) and will reserve the bids.   The Trustees will also offer the Property for sale as an entirety and will reserve the bid.  The Trustees, within their sole and absolute discretion, shall determine the successful bidder(s) for the Property based upon the highest cumulative bid price for the Property.  A deposit in the amount of Twenty Thousand Dollars ($20,000.00) for each piece of Property sold, or a deposit in the amount of Sixty Thousand Dollars ($60,000.00) for the Property as an entirety, payable in cash, certified check or other form acceptable to the Trustees, in their sole and absolute discretion, will be required of the purchaser(s) at the time and place of sale.

Deposit: $60,000.00 in such form as is acceptable to the Substitute Trustees, in their sole discretion, is required at the time of sale.
