Under and by virtue of the power of sale contained in that certain Indemnity Multifamily Deed of Trust, Assignment of Rents and Security Agreement (“Deed of Trust”) from Belle Property Management LLC, a Maryland limited liability company, as grantor (“Grantor”), dated as of May 21, 2009 and recorded on May 29, 2009 among the Land Records of Baltimore County, Maryland (“Land Records”) in Liber 0028154 at Folio 001, to First American Title Insurance Company (“Original Trustee”), as Trustee for the benefit of Arbor Commercial Funding, LLC, a New York limited liability company (“Original Lender”), as assigned by Original Lender to Fannie Mae (“Lien Holder”), pursuant to that certain Assignment of Indemnity Multifamily Deed of Trust, Assignment of Rents and Security Agreement, dated as of May 21, 2009 and recorded on May 29, 2009 among the Land Records in Liber 0028154 at Folio 47 (such that Lien Holder is the current holder of all of Original Lender’s interest in the Deed of Trust), the undersigned SUBSTITUTE TRUSTEEGABRIELLE M. DUVALL, having been appointed Substitute Trustee under the Deed of Trust, after the occurrence of a default under the terms thereof, by Lien Holder pursuant to that certain Deed of Appointment of Substitute Trustee recorded on June 2, 2014 among the Land Records in Liber 0035022 at Folio 008, will offer, at the request of the Lien Holder, the Property (as defined herein) for sale at public auction.

(1) certain real property located in Baltimore County, Maryland, all as more fully described in the Deed of Trust, and described in part, as follows:

BEGINNING for the same at the corner formed by the intersection of the south side of Thruway and the west side of Willow Spring Road and running thence and binding on the west side of Willow Spring Road south eight degrees thirty-eight minutes west the distance of four hundred seventy-three and seventy-six one-hundredths (473.76) feet to the end of the first line of the lot hereinbefore conveyed by William T. Biermann and wife to Chester L. Thompson and wife and running thence and binding on the second line in said deed north eighty-one degrees twenty-two minutes west eighty-nine and sixty-six (89.66) one-hundredths feet to the end of said line and running thence and binding on the third line in said deed south seventy-eight degrees thirty-nine minutes west sixty-five and seventeen one-hundredths (65.17) feet and binding along south side of a fifteen foot alley there situate to intersect the northeast side of Dundalk Avenue; and thence binding on the northeast side of Dundalk Avenue north twenty degrees twenty-two minutes west four hundred eighty-six and sixty-four one-hundredths (486.64) feet to the south side of Thruway and running thence and binding on the south side of Thruway north eighty-eight degrees twenty minutes thirty seconds east three hundred ninety-three and fifteen one-hundredths (393.15) feet to the place of beginning.

(2) the improvements located thereon; and (3) all other property pertaining to the foregoing, including, but not limited to, all personal property conveyed by the Deed of Trust.
